Why buildings on OMR leak
Most of what stands on southern OMR went up in the last fifteen years, and much of it went up quickly. Towers, villa communities and IT campuses were built one after another on land that was once open and low-lying, much of it close to the Buckingham Canal. Three problems come up again and again.
- Basements and lift pits below the water table. In the monsoon the ground water rises, and it finds its way through the construction joints in basements, lift pits and underground car parks.
- Podium decks and rooftop amenities. Clubhouse decks, podium gardens and rooftop pools sit directly over parking or homes. When their waterproofing gives way, the leak shows up on a car or a ceiling several metres from where the water got in.
- Builder-grade terrace coatings. Many towers were handed over with a single coating that has now reached the end of its life. The first sign is usually damp on the top-floor ceilings after the first heavy rain of the season.

Working with apartment associations
For gated communities we inspect the common areas block by block and give the association a written report with photos for each. Work is scheduled so residents keep using the lifts, parking and water supply. Quotes are itemised per block, which makes them easier to approve at an association meeting.
