Waterproofing in Velachery

WATREX waterproofs homes and apartment blocks in Velachery, Taramani, Adambakkam and Baby Nagar. Velachery's biggest water problem comes up from the ground, not down from the sky. So the first things we check here are sumps, ground-floor walls and lift pits, and then the terrace.

Why Velachery buildings leak

Velachery sits low, beside the Velachery lake and upstream of the Pallikaranai marsh. Large parts of it went under water in the 2015 floods and again during Cyclone Michaung in December 2023. Even in an ordinary monsoon, the water table rises close to the surface and stays there for weeks.

That shows up in three ways. Sumps take in ground water through cracks and open joints, and the stored water turns muddy. Ground-floor walls draw moisture up from the soil, so paint peels and salt crusts form a foot or two above the floor. Lift pits in apartment blocks fill after heavy rain.

The buildings matter too. Much of Velachery's apartment stock dates from the 1990s and 2000s. Many terraces are still on their original treatment, and the steel near the surface of older slabs is starting to rust.

Before the next monsoon: a short checklist

  • Fill the sump, switch off the inlet and motor, and check the level next morning. A clear drop means a leak.
  • Clear the terrace drain outlets of leaves and silt.
  • Look for cracks at the parapet corners and around pipes on the terrace.
  • Check the lift pit after the first heavy shower.

Anything you find, send us a photo. Injection and sump work can go ahead in most weather. Terrace coatings need a dry spell, so book those early.

Waterproofing in Velachery: common questions

Can waterproofing stop flood water entering a ground-floor flat?

No. Nothing applied to walls can hold back flood water standing above floor level. What waterproofing can do is stop moisture rising into walls afterwards and keep ground water out of your sump.

Is it worth waterproofing before the monsoon?

Yes, especially for terraces and walls, because coatings need dry weather to cure. Sump and injection work can be done closer to or during the monsoon if needed.

Do you work in Taramani and Adambakkam?

Yes. We cover all of Velachery and the neighbourhoods around it.
