Why Sholinganallur buildings leak
Sholinganallur grew on low ground between the Pallikaranai marsh and the Buckingham Canal. In a heavy monsoon the roads around the junction go under water, and the ground beneath nearby buildings stays saturated for weeks afterwards. That water does not stay outside.
It seeps into underground sumps through cracked walls and open pipe entries, and the stored water turns cloudy or starts to smell. It pushes through the joints of basements and lift pits in the newer towers. On the ground floor, it rises into walls, and skirting and paint start to bubble a foot or two above the floor.
Up top, the problems are the familiar ones. Terraces on blocks built in the 2000s are often on their original coating, and parapet joints have opened with years of sun.
After a flood: what to check
If your street or basement was waterlogged, look at these in the weeks that follow:
- Sump water. Muddy, cloudy or smelly water after rain means ground water is getting in.
- Basement and lift pit joints. Wet lines or trickles along the wall-floor joint.
- Ground-floor walls. Damp, salt marks or peeling paint low down on the walls.
- Electrical points near damp walls. Get these checked by an electrician first.

Our sump water turns muddy after rain. Is the sump leaking?
Very likely. When the ground is saturated, water enters through cracks, the wall-floor joint and pipe entries. Sealing the sump from inside with joint injection and a potable-safe coating stops it.
When should we waterproof after a flood?
Injection grouting can be done as soon as the area is accessible, even with water still seeping. Coatings on terraces and walls need dry surfaces, so they wait until the weather and walls dry out.
